What to Do Before Starting Your Search

Searching for your new home is one of the most exciting parts of the home-buying process, but going into your search unprepared can quickly turn it into the most discouraging and frustrating part.

Here are some things to do and consider before you get going:

  • Differentiate between "needs" and "wants" and then write them down.
  • Identify and write down any deal breakers.
  • Decide on a monthly payment or purchase price maximum, and don't look at anything above it.
  • Remember:  you can change almost everything about a house except it's location.
  • Drive around different parts of town and neighborhoods and make a list of preferred locations/areas.

What to Look for when Viewing a Property

Here are a few questions to consider when viewing homes to help make the process easier and more productive:

  • Does the home have your “needs” features?
  • Does the home have any of your “wants” features?
  • What is the general condition of the home?
  • Will the home need any major repairs, remodeling or renovations?
  • What do you like most about the home?
  • Is there anything about the home you don’t like and can it be changed?
  • Are the homes in the neighborhood well-kept, indicating pride of ownership?
  • Do you like where the home is situated in the neighborhood?
  • Does the neighborhood have what you want? (For example, access to public transit, shopping, local parks, etc.)
